Gay and lesbian foreigners can rent Maltese residential real estates without any hassle or discrimination. The beautiful, Mediterranean island nation offers the highest quality of life and attractive tax incentives for investors.
Malta is still one of the most affordable Member State of the European Union, regarding the cost of living and the excellent health care. The Maltese citizenship by investment and residency by investment programs all have a common requisite: the purchase or rent of a qualifying residential real estate.

Applicants of the IIP citizenship program have to invest in property of at least €350,000 or rent a residential real estate for at least €16,000 per year on five-year contracts.
In the case of the different residency by investment programs, candidates must purchase a property of €320,000 (€270,000 in South Malta or Gozo); or a property lease of €12,000 annually (€10,000 in South Malta or Gozo)
These qualifying amounts allow luxury lifestyle in Malta and especially in Gozo, the smaller sister island.
Malta's property market is a special one in the EU. The Maltese archipelago consists of three islands: Malta, Gozo and Comino. These islands are relatively small, even Malta, the main island is only approximately 45 km long and 13 km wide. It means that the built-in area is more than limited. As more and more wealthy foreigner arrives in the islands (and staff to provide the services for them), this continuous inflow of wealthy people and high skilled finance/gaming experts increase the prices.
The residential property prices have increased by 5,5% during last year, according to Eurostat. (http://ec.europa.eu/eurostat/ statistics-explained/index. php/File:House_Price_Index_-_ Quarterly_and_annual_growth_ rates-2017Q2_v2.png)
The most affordable real estate option of the "Malta Residence and Visa Programme", and the "Malta Global Residence Programme" is renting a qualifying residential real estate for approximately €900. This amount is enough to rent a three-bedroom house in Malta, but in Gozo, it is possible to rent the best properties. For example a farmhouse, which means a luxury cottage in the countryside with pool and sea view. These farmhouses can be located in the villages or may stand alone in the beautiful, Mediterranean Gozitan landscape.
In the always busy centres of Sliema and St Julians, the 900 euros covers only a single or a small double bedroom flat.
The qualifying amount of €350,000 of property purchase for the citizenship also allows living in a beautiful location. A penthouse with double bedroom looking at the beautiful Spinola-bay is not a wrong choice. Meanwhile, in Gozo 350,000 euros worth an entirely refurbished farmhouse or maisonette on the seaside.
Moreover, the Maltese property market continuously grows, because the available land is limited and the number of residents/tourists expands fast. It means the purchasing a Maltese real estate to be eligible for the citizen or resident status is also a good investment in the same time.
Malta is a secure, discrimination-free, and affordable country in the European Union, it worth to take a closer look at it.
